CBRE commissioned me to photograph Rotor Trade Park at Lynx Trading Estate in Yeovil, Somerset. The completed development comprises three new-build trade counter and industrial units, and the photography needed to explain the site clearly from the air, at ground level and inside the warehouse spaces.

This commercial property photography case study shows how a structured image library can help an agent present a new industrial development consistently. Rather than relying on one strong exterior, I covered the complete arrival experience, each unit, the shared external areas, practical amenities and the internal volume of the buildings.

01The Commercial Photography Brief

Rotor Trade Park required a broad set of marketing images rather than a short architectural record. The main priorities were to:

  • Establish the development and its position within the wider commercial setting
  • Show the three units individually and as one coherent terrace
  • Record the loading doors, forecourts, parking and pedestrian access
  • Include practical details such as electric vehicle charging and cycle provision
  • Photograph the clean internal warehouse spaces with a clear sense of height and scale
  • Create consistent imagery suitable for property listings, brochures and wider commercial marketing

For an industrial development, those viewpoints work together. Aerial photographs explain the overall footprint, ground-level elevations show how each unit presents on arrival, and interior images help prospective occupiers understand the usable space behind the façade.

02Aerial Photography for Site Context

I started with aerial views that show the complete three-unit terrace, the numbered loading bays and the surrounding commercial estate. The elevated perspective makes the relationship between the buildings, yards and marked parking immediately legible.

The closer aerial angle was selected as the hero image because it combines the clean roofline, three blue roller doors and generous forecourt in one frame. A wider site view then provides additional location context without losing Rotor Trade Park as the subject.

03Showing the Three Commercial Units Consistently

At ground level, I used a repeatable set of angles across the terrace. Wide front elevations establish the whole development, while more focused perspectives separate Units 1, 2 and 3 without making the buildings feel disconnected.

Keeping vertical lines controlled is particularly important with modern industrial architecture. The cladding, upper windows and door openings provide strong geometry, so the final photographs needed to remain accurate and clean rather than exaggerated. Consistent compositions also make the three units easier to compare across an online listing or brochure.

04Access, Parking and Practical Amenities

Commercial property marketing also needs to answer practical questions. I photographed the marked parking areas, loading access, pedestrian routes and covered cycle facilities as part of the main sequence rather than treating them as secondary details.

The dedicated electric vehicle charging bays were given their own images. These frames provide useful marketing material while keeping the architecture and unit access visible, so the amenity is shown in context rather than as an isolated close-up.

05Photographing the Warehouse Interiors

The internal photographs move from the open loading entrance into wide views of the warehouse floors. The exposed steel frames, polished concrete, rooflights and roller doors create a straightforward visual language, but the spaces still need careful exposure and perspective control to retain detail from floor to roof.

I used compositions that show both the width of the floorplate and the height of the portal frame. Open doors introduce a useful connection to the outside, while the rooflights and clean internal finishes help the empty spaces read clearly for prospective occupiers.

06A Complete Image Library for Commercial Property Marketing

The final 23-image set gives CBRE a coherent visual journey through Rotor Trade Park. It begins with the development in context, moves through the individual elevations and practical external features, then finishes inside the available industrial space.

That sequence is useful because different marketing channels need different frames. Aerial images can lead a brochure or landing page, clean elevations support unit listings, amenity photographs answer practical questions, and the interior views show the scale and condition of the space itself.

For agents, developers and landlords, the strongest commercial property photography does more than make a building look polished. It reduces uncertainty by showing how the site is arranged and what an occupier will encounter from arrival to loading bay to warehouse floor.
