Historic buildings are the hardest thing to photograph honestly and the easiest thing to explain with a tour. The rooms are usually smaller than people expect, they are full of furniture that cannot be moved, and the character sits in the sequence rather than in any single view, how a flagged passage opens into a parlour, how a stair turns, how a window frames a garden. A photograph of that kind of interior either distorts it with a very wide lens or reduces it to a corner. A tour just lets somebody walk through it.

The project on this page is Kelmscott Manor, the Cotswold farmhouse William Morris took as his country retreat, on the Oxfordshire border near Lechlade. It was built as a bespoke 360 tour rather than a platform-hosted scan because it had to run on a touchscreen kiosk inside the house itself, letting visitors explore rooms and collections in detail without anything being handled, and because the same tour then works embedded on the website and as a shared link. That combination, an onsite interpretation tool and a marketing asset in one file the venue owns outright, is why the format made sense. This work sits within my virtual tour services across the UK.

Oxfordshire's other tour work has almost nothing in common with that, which is part of why the county is interesting. The research and technology corridor markets laboratory and office space to tenants who are often assessing it from abroad. The independent and sixth-form sector recruits nationally, and an open day is one afternoon. The coaching inns and converted barns along the Cotswold edge have layouts that generate a steady stream of the same questions by email. In each case a tour is answering something specific rather than decorating a website.

How a shoot is scheduled matters more than the camera. Heritage interiors are scanned outside opening hours or before the first visitors arrive, with nothing moved and no flash used. Offices and labs are done early, at lunch or at a weekend so desks are clear and no confidential work is in shot. Care homes are worked around residents entirely, room by room. Venues are best shot dressed rather than bare. None of that costs extra, it simply needs deciding when the date goes in the diary.

This is the sector that brought me to Oxfordshire. Oxfordshire's research and technology corridor markets a lot of lab and office space to tenants who are not local, and often not in the country. A tour lets a research group assess whether a lab suits their equipment and whether the write-up space and the bench space work together, which is the kind of judgement a floorplan and six photographs cannot support.

Schools, colleges & training providers

Oxfordshire's independent and sixth-form sector recruits nationally and internationally, and an open day is a single afternoon. A tour lets a family walk a boarding house, a library and a science block from another country, and it keeps working in the months between open days rather than only on the day itself.

Hotels, inns & wedding venues

Oxfordshire and the Cotswolds edge is full of buildings that are lovely and awkward in equal measure, coaching inns with rooms off half-landings, converted barns, walled gardens. A tour answers the questions that fill an inbox, whether the room is up two flights, how the bar relates to the dining room, what the barn looks like set for eighty.

Care homes & retirement living

Care decisions are usually made under time pressure by a family member who lives some distance away. A tour lets that person see a lounge, a corridor and a bedroom without a difficult journey, and it removes any suspicion that something is being kept out of shot. Rooms are only ever scanned when they are unoccupied.

Property marketing across Oxfordshire

Between Oxford, Witney, Banbury and the Cotswold villages, a large share of buyers are relocating rather than moving locally, which means the first viewing happens on a screen whether you planned for it or not. A Matterport scan with a floorplan and a measurement tool filters out the viewings that were never going to convert.
