Berkshire is two markets sharing a county boundary. Along the M4 there is one of the busiest office corridors in the country, running from Slough and Maidenhead through Reading out to Newbury, where corporate tenants shortlist buildings on a screen weeks before anyone books a viewing. Then, often within a few miles of the same junction, there is the river and the countryside, with hotels, pubs with rooms and event venues that sell a setting as much as a space. Virtual tours earn their money in both, for opposite reasons: the office needs to prove it works, and the venue needs to prove it feels right.

I am based in Somerset, and Berkshire is a straightforward run along the M4, which is why travel is inside the quoted price rather than bolted on afterwards. They are deliberately different formats, because they were solving different problems. This work is part of my virtual tour services across the UK, and the Thames Valley is one of the areas I travel to most.

The practical difference between a good tour and a wasted one is usually planning rather than kit. A hotel gets scanned in a window when there is no function on, working room by room so nothing is shut off for long. An office is normally early morning or a weekend, so desks are clear and nobody appears in frame. A showroom is scanned around stock movements, because a half-empty display looks worse in a tour than it does in a photograph. None of that costs extra, it simply needs deciding when the date is booked.

If you are weighing up whether a tour is worth it, the useful question is not how impressive it looks but how many pointless viewings it removes. For a Thames Valley office that number is usually significant, because a tenant who has walked the floor plate online and measured a meeting room either arrives genuinely interested or does not arrive at all. For a venue, the equivalent saving is the enquiry that would have taken three emails of questions about layout and instead takes one.

Hotels, pubs with rooms & event venues

Berkshire hospitality sells two things at once, the room and the setting. A corporate booker looking at a garden pavilion for forty people wants to know the ceiling height, where the bar sits and how the room connects to the terrace. A tour with a floorplan and a measurement tool answers the fit-out questions that otherwise consume a first viewing.

Serviced & flexible workspace

Flexible workspace turns over tenants constantly, which means the same space gets marketed several times a year. A tour is the one asset that keeps working through all of it, and a Street View tour published to Google Maps also puts the interior in front of people searching for space near a specific station.

Showrooms & retail

Showrooms in Reading, Bracknell and along the A4 hold stock that customers plan a trip around. A tour with hotspots on individual products lets someone browse the floor at eleven at night, and it makes the drive feel worth committing to rather than speculative.

Schools & colleges

Berkshire has a strong independent and boarding sector recruiting well beyond the county, and often internationally. A tour lets a family in another country walk a boarding house and a science block before an open day they may never be able to attend. Property marketing & new build

Riverside homes around Henley, Hurley and Sonning attract buyers who are relocating rather than moving down the road, so the first viewing is frequently remote.
