Case Study: Commercial Photography for The Pearl Exchange Charity in Bude, Cornwall

The Pearl Exchange, an award-winning charity supporting 18–35 year olds, needed professional photography of their converted coach house to use across grant applications, social media, and press coverage. Here's how I captured their vibrant community space.

When The Pearl Exchange, an award-winning charity supporting 18–35 year olds in Bude, Cornwall, moved into their new home at The Old Coach House, they needed photography that captured the energy, warmth, and character of their space. Not to sell it, but to show funders, supporters, and young people what this place is really about: a creative hub where you can learn new skills, access free counselling, and feel like you belong.

This case study covers the commercial photography I produced for The Pearl Exchange, a very different brief to a typical property shoot, but one that draws on exactly the same technical skills: managing mixed lighting, capturing the personality of a space, and making every room look its absolute best.

01The Brief: Capturing a Community Space, Not a Sales Listing

Commercial photography for a charity is a different proposition to estate agency work. There's no buyer to attract, no Rightmove listing to optimise. Instead, the images need to tell a story, who uses this space, what happens here, and why it matters. The Pearl Exchange needed a set of images that could work across grant applications, social media, their website, and press coverage. The photos had to convey the warmth and creativity of the space while being professional enough for formal funding bids.

The Pearl Exchange was founded in 2020 after the devastating loss of 19-year-old Pearl Bamford, who struggled to access the mental health support she needed. Her parents, Rose and Johnny, created the charity to ensure other young people in Cornwall and Devon wouldn't face the same isolation. What started with community feasts and fundraising events has grown into a vibrant hub offering free workshops, events, and counselling across four core pillars: work, wellness, music, and art. The charity achieved full charitable status in 2023, and when they were forced to leave their original Pitch n Putt site in 2024, the community raised over £56,000 to transform The Old Coach House into their new permanent home.

The building itself is a converted coach house, all exposed timber beams, original pine floorboards, and soaring vaulted ceilings with skylights that flood the upper floor with natural light. It's a space with genuine architectural character, and the charity has filled it with colour, creativity, and personality. Photographing it well meant balancing the raw, characterful bones of the building with the vibrant, eclectic energy of how it's actually used.

02The Main Hall: Events, Music, and Community

The main hall on the upper floor is the heart of The Pearl Exchange. It's where workshops happen, where community feasts are laid out, and where the DJ decks come out for music nights. The vaulted ceiling with its exposed timber trusses and twin skylights creates a dramatic, light-filled space that's genuinely impressive in person, the challenge is capturing that sense of scale and atmosphere in a photograph.

This shot uses a wide-angle composition to show the full depth of the room, from the long communal tables in the foreground through to the DJ booth and vinyl collection at the far end. The hand-painted bunting strung between the beams adds colour and movement to the frame, while the natural light from the skylights provides even, flattering illumination across the whole space. The combination of rustic timber, warm-toned wood tables, and the red-painted trestle legs gives the room a character that's distinctly its own, creative, welcoming, and unpretentious.

03The DJ Booth and Music Corner

Music is one of The Pearl Exchange's four core pillars, and this corner of the main hall shows why. The Pioneer DJ decks sit on a handmade wooden stand, flanked by professional HK Audio speakers, with a curated wall of vinyl records displayed on shelves behind. It's a proper setup, not a token gesture, and the photography needed to convey that.

The composition here is tighter than the wide hall shot, focusing on the equipment and the vinyl collection as the subject. The colourful record sleeves, everything from Stevie Wonder to High Contrast, create a vibrant backdrop that tells you something about the community that uses this space. The houseplants dotted around soften the industrial edges and add life to the frame. Technically, the mix of artificial lighting from the studio lamps and natural light from the skylights required careful white balance management to keep the colours accurate and warm without any unnatural colour casts.

04The Lounge: A Place to Belong

This is the ground-floor lounge, the first space you encounter when you walk in, and the one that immediately tells you what The Pearl Exchange is about. The built-in L-shaped bench seating with its navy cushions and blue velvet pillows creates an inviting, sofa-like feel. The "YOUR PLACE" banner on the wall, the hand-painted star garlands, and the warm fairy lights strung along the panelling all contribute to an atmosphere that says "you're welcome here."

Photographing this space required balancing several different light sources: the fairy lights, the overhead pendant, the wall-mounted industrial lamps, and the natural light spilling down from the mezzanine above. HDR bracketing ensured that the warm glow of the fairy lights was preserved without the brighter areas blowing out. The wooden staircase leading up to the mezzanine adds depth and visual interest to the left side of the frame, drawing the eye through the image.

05The Mezzanine Level

The mezzanine is a quieter, more intimate space, somewhere for smaller conversations, one-to-one sessions, or just a change of scene from the busier ground floor. The "THE PEARL EXCHANGE" sign above the doorway is a lovely architectural detail, framed by the original timber beams and the vaulted white-painted ceiling.

This shot captures the eclectic, homely character of the space: the rattan dining set on the left, the sofa draped with a Pearl Exchange throw on the right, the framed artwork on the wall, and the curtains softening the window light. The disco ball hanging from the apex of the roof is a perfect detail, it says "we take fun seriously here." The composition uses the central stairwell opening and the balustrade to create a natural frame, with the sign as the focal point drawing the eye to the centre of the image.

06The Workshop and Maker Space

The ground-floor workshop is where the making happens, art, craft, woodwork, screen printing, and whatever else the programme brings. It's a properly equipped maker space with a long workbench running the full length of one wall, a pegboard loaded with hand tools, and shelves stacked with paints, inks, and supplies. The bold orange accent wall at the far end adds a punch of colour that lifts the whole room.

This is a space that could easily look cluttered or chaotic in a photograph, but the composition here uses the strong horizontal line of the workbench to anchor the image, with the tools and supplies creating a visually rich but organised backdrop. The track lighting on the ceiling provides even illumination across the workspace, and the navy-blue cabinet fronts beneath the bench add a grounding contrast to the colourful supplies above. The mobile worktable on castors in the foreground shows the practical, flexible nature of the space.

This tighter detail shot of the workshop pegboard tells its own story. Every tool has its place, hammers, pliers, scissors, wire cutters, clamps, and the shelf above is lined with jars and bottles of paint in every colour imaginable. The brass-effect task lamps provide warm pools of light along the bench. It's the kind of image that works brilliantly in a grant application because it immediately communicates that this is a serious, well-resourced creative space, not just a room with a few craft supplies.

07The Library and Reading Nook

The library corner is a quieter space within the ground floor, a place for reading, reflection, or just sitting with a cup of tea. The bookshelves are stocked with an eclectic mix of titles, the vintage school chairs and folding table have a charming, found-object quality, and the large chalkboard celebrating The Pearl Exchange's five-year anniversary adds a personal, hand-drawn touch that you simply can't manufacture.

The natural light from the window illuminates the monstera plant on the sill and picks out the spines of the books on the shelves. The "more is more is more is more is more is more." print on the wall captures the charity's ethos perfectly. This image works because it feels genuinely lived-in and loved, not staged, not styled for a photoshoot, but photographed at its authentic, characterful best.

08Why Commercial Photography Matters for Charities

The Pearl Exchange didn't commission this photography to sell a building. They commissioned it to tell their story, to show funders what their investment looks like in practice, to show young people what's waiting for them when they walk through the door, and to give the media compelling images that do the space justice.

For charities and community organisations, professional photography is one of the most cost-effective investments you can make. A strong set of images works across every channel, website, social media, press releases, grant applications, annual reports, and printed materials. The alternative is smartphone photos that undersell the space and the work that happens in it.

The Pearl Exchange is a remarkable organisation doing vital work in a part of Cornwall where mental health services for young adults are stretched thin. Their space at The Old Coach House is a genuine reflection of their values, creative, welcoming, colourful, and built by a community that cares. The photography needed to honour that, and I'm proud of the results.
