This case study looks at a two-bedroom apartment in a harbourside development, where the previous agent's flash photography was replaced with professional HDR images, and the difference it made to the listing's performance.
01The Property
The apartment is a modern two-bedroom flat in a harbourside development, with an open-plan living area, a contemporary kitchen, and a well-thought-out layout that makes the most of the space. It's the kind of property that should sell itself, bright, well-maintained, and in a prime location. But when it first went on the market, the listing photos told a different story.
The original photos had been taken by the estate agent using on-camera flash. While the images were technically "fine," they made the apartment look flat, cold, and unremarkable. Cold colour temperature. The flash gave everything a slightly blue, sterile cast. The warm wood flooring, the soft furnishings, the carefully chosen paint colours, all of it was washed out and lifeless.
No sense of atmosphere. A harbourside apartment should feel aspirational. The original photos made it feel like any other rental flat. There was nothing in the images that communicated the lifestyle this property offers.
03The HDR Approach
When the owner got in touch, they wanted a fresh set of photos that would actually show what the apartment looks and feels like in person. 04The Results
After the new HDR photos went live on Rightmove and Zoopla, the listing's performance changed noticeably:
- 40% more online views in the first week compared to the previous listing period
- Enquiries from serious buyers rather than casual browsers
- Significantly more viewing requests, with several buyers specifically mentioning the photos as the reason they wanted to visit
