A local estate agent asked me to photograph this Bristol property for a sales listing. The brief was direct: make the house easy to understand at a first glance, from its approach and outside space to the way the main rooms connect. That calls for a different image plan to an Airbnb shoot, even when the property has character and plenty of detail worth noticing.

01A Sales Listing Needs to Explain the Property

For a property going to market, the gallery has a practical job to do. A buyer should be able to recognise the front approach, understand the relationship between the house, garden and parking, then move through the principal rooms without having to make assumptions about size, layout or flow.

The image sequence begins outside because the approach and setting are part of the decision. I used the exterior and aerial views to establish the house in its plot, then moved indoors with a consistent series of wide room overviews.

02Wide Corner Views Give Buyers Orientation

Sales photography is led by the rooms a buyer needs to understand. I look for corners and doorway positions that make the dimensions, windows, circulation and connection between spaces clear. The aim is not to make a room feel artificially larger. It is to give the agent a useful, trustworthy overview that works on the listing portals and on their own website.

The dining space, lounge and entrance all needed a clear place in the sequence. Each frame shows enough of the room to answer a practical question before a viewing is arranged.

03Rooms, Features and Flow

The kitchen has strong character, but the important first task was still to explain how it works. The two wide views show the run of cabinetry, the windows, worktop space and the room's proportions. The bedroom and bathroom follow the same rule: complete, legible views that let a buyer see the usable space and finish without relying on close crops.

04Sales Photography and Airbnb Photography Are Different Briefs

Both sales and Airbnb work need technically clean, carefully edited photographs. The difference is the job the finished gallery has to do. A sales listing benefits from a disciplined sequence of wide-angle, corner-led images that give a buyer a reliable overview of the property. The priority is orientation, proportions and how the main spaces fit together.

An Airbnb or holiday-let gallery needs that practical clarity too, but it also has to help a guest imagine the stay. I plan a broader image library, combining room overviews with editorial angles, lived-in details, arrival cues and the features that make a booking feel worthwhile. That extra planning, coverage and editing is why the two services have different package scopes.
