Property Photography Prices UK
A transparent, no-nonsense guide to what property photography costs across the UK in 2026, what affects the price, and how to get the best value for your investment.
How Much Does Property Photography Cost in the UK?
Property photography in the UK typically costs between £100 and £500 per session in 2026, depending on the property size, services included, and the photographer's experience. For a standard 2-4 bedroom home, most professional photographers charge between £150 and £250 for a complete set of edited, portal-ready images.
At the budget end, you will find photographers offering basic packages from around £80-£120, though these often come with limitations: fewer images, no drone coverage, minimal editing, or slower turnaround. At the premium end, specialist architectural photographers working on high-value properties or commercial developments may charge £500-£1,000+ for a comprehensive shoot including twilight photography, extensive styling, and multiple visits.
The return on investment is clear. Properties with professional photography receive up to 32% more views on Rightmove and sell significantly faster. When you consider that a professional shoot costs a fraction of 1% of most property values, it is one of the most cost-effective marketing investments available. You can calculate the specific return for your property using my property photography ROI calculator.
What Affects the Price of Property Photography?
Several factors determine what you will pay for property photography. Understanding these helps you compare quotes fairly and choose the right service for your needs.
Property Size & Type
A 2-bed flat takes 30-45 minutes to photograph, a 5-bed detached house takes 90 minutes or more. Larger properties require more time, more images, and more editing. Commercial properties and developments typically cost more due to scale and complexity.
Services Included
A basic interior-only shoot costs less than a comprehensive package with drone aerials, twilight shots, and lifestyle staging. Some photographers charge separately for drone, while I include it in every package.
Location & Travel
Photographers in London and the South East charge 30-50% more than those in other regions. Some add travel fees for properties outside their core area. I cover Somerset, Bristol, Bath, and beyond with no hidden travel costs.
Turnaround Time
Standard delivery is usually 48-72 hours. Express or same-day turnaround costs extra, typically £30-£75. I offer 48-hour standard and 24-hour express for £49.
Editing & Post-Production
Professional editing (HDR blending, colour correction, sky replacement, object removal) is included by reputable photographers. Budget operators may deliver unedited images, which can look flat and unprofessional on portals.
Commercial vs Residential
Commercial property photography for offices, retail spaces, and developments typically costs more due to larger spaces, more complex lighting requirements, and additional usage licensing. See my commercial photography page for details.
Drone & Aerial Photography
Standalone drone photography typically costs £100-£200 per session. The photographer needs a valid CAA Flyer ID and Operator ID, plus appropriate insurance. I include drone wherever aerial context is essential for most properties.
Virtual Tours & Video
Matterport 3D virtual tours add £150-£300 and property video walkthroughs add £150-£400 to the base photography cost. These are increasingly expected for higher-value properties and holiday lets.

Photography that pays for itself
On a typical holiday let at £120 to £180 a night, a small number of additional bookings can cover the shoot. Airbnb reports 19% more bookings on average for listings using its professional photography programme, although results vary by listing, and the images keep working for years afterwards.
Every package delivers a library rather than a single listing set, so you can refresh your photos through the seasons, feed direct booking sites and social, and keep your listing looking current.

Signature shoots aren't priced by bedroom count. A two bed lodge with a beautifully considered interior often takes as long to photograph properly as a five bed house, because the time goes into the light and the detail rather than the floor area. So these are booked by the day.

Magazine-worthy, not just listing-ready
Editorial imagery shot and finished to the standard interiors magazines publish. Composed properly, lit properly, hand-finished frame by frame.
One bed hut to large country house
A day rate suits both ends. Shepherd's huts and one bed lodges, boutique cottages, and larger houses and mansions all get the same level of care.
The best set your property can give
We wait for the light, style and reset as we go, and don't leave until the property has been shown at its best. Guaranteed, or I reshoot it.
It should pay for itself, quickly
At luxury nightly rates, a Signature shoot is typically earned back on the first booking it wins you. From there it is pure return: the same set keeps filling your calendar, at a higher nightly rate, for years.
Signature isn't a bigger package. It's a different kind of shoot: fewer, better frames, made with the time and attention that a property with real character needs. If what you want is a large library to rotate through, Airbnb Premium is the better buy.
What drives the time is how many spaces you want to feature, whether we're styling and resetting between shots, whether we're waiting for the right light, and whether there are exteriors, grounds or aerials to cover. Tell me what you have in mind and I'll say which makes sense.
Signature sets aren't sold by the image. You get everything worth keeping from the time we spend, fully finished, which is where the value sits: a small set of images this strong will out-earn a large set of ordinary ones, and they stay usable for years across your listing, your own site, print and press.

Property Photography Prices by Region
Property photography prices vary significantly across the UK. London and the South East command the highest rates, while other regions offer more competitive pricing. Here is a breakdown of typical costs by region in 2026:
| Region | Basic Package | Standard Package | Premium Package |
|---|---|---|---|
| London & South East | £200-£350 | £300-£500 | £450-£800+ |
| South West (Somerset, Bristol, Bath) | £100-£200 | £150-£300 | £250-£500 |
| Midlands | £100-£200 | £150-£280 | £250-£450 |
| North of England | £80-£180 | £130-£250 | £200-£400 |
| Wales | £90-£180 | £140-£260 | £220-£420 |
| Scotland | £100-£200 | £150-£280 | £250-£450 |
South West Pricing Notes
The South West offers excellent value compared to London rates. Based in Somerset, I cover Bristol property photography, Bath, Taunton, Bridgwater, Glastonbury, Frome, Yeovil, and surrounding areas. My pricing sits at the competitive end of the South West range because I shoot at volume and keep overheads low, not because I cut corners on quality.
Unlike many South West photographers, I include drone aerial photography in every package. In London, drone adds £150-£250 to the bill. Here, it is part of the service. The South West property market also benefits from diverse property types, from Georgian townhouses in Bath to thatched cottages in rural Somerset, coastal homes along the North Somerset coast, and modern developments in Bristol. Each requires a different approach, and my pricing reflects the time and expertise needed rather than a one-size-fits-all formula.
For Airbnb and holiday let photography in the South West, pricing is similar to residential packages. The key difference is the styling approach and the emphasis on lifestyle shots that drive bookings. See my Airbnb photography pricing guide for detailed breakdowns.
How Property Photography Pays for Itself
Professional property photography is not a cost, it is an investment with measurable returns. The data from Rightmove, Zoopla, and independent studies consistently shows the same thing:
More views means more viewings
Rightmove data shows professionally photographed properties get up to 32% more clicks. More clicks mean more enquiries, more viewings, and ultimately a faster sale or let.
Higher perceived value
Buyers and tenants form an impression within seconds of seeing a listing. Professional images make a property look more desirable, which can translate to stronger offers and less price negotiation.
Faster sales and lets
Properties with professional photography spend less time on the market. For sellers, that means fewer mortgage payments and less stress. For agents, it means faster commission. For landlords, it means less void time.
Stand out from the competition
Most listings still use average-quality photos. Professional images immediately set your property apart in search results, making buyers stop scrolling and start clicking.
Cost vs property value
A professional photography package costing £175-£299 represents less than 0.1% of most property values. It is one of the cheapest and most effective marketing tools available to sellers, agents, and landlords.

How to Get the Best Value from Property Photography
Whether you are an estate agent, homeowner, developer, or holiday let host, here are practical tips for getting the most from your photography investment:
Compare like-for-like
Some photographers quote low but charge extra for drone shots, editing, or portal optimisation. Make sure you are comparing the total cost including all the services you need. All my packages include drone, editing, and portal optimisation.
Prepare the property
A well-prepared property photographs better and faster. Declutter, clean, open curtains, and turn on all lights. This means fewer re-shoots and better results first time, saving you money in the long run.
Ask about volume discounts
If you are an agent booking regular shoots or a developer with multiple plots, ask about volume pricing. I offer discounted rates for repeat clients and multi-property bookings.
Consider the full package
Booking photography, drone, and virtual tours together is almost always cheaper than commissioning them separately from different providers. A single visit also means less disruption to occupants.
Do not choose on price alone
The cheapest photographer is not always the best value. Look at their portfolio, turnaround time, and what is included. Poor photos can cost you far more in lost viewings and extended time on market.
Time it right
Spring and summer shoots benefit from better natural light and garden appeal. If your property has outdoor spaces, timing the shoot for the right season can significantly improve the results without any extra cost.
