Sometimes the brief is simpler, and just as important: photograph an empty property before it's rented out, creating a clear, honest record of its condition and a set of images that work for letting agent listings, landlord records, and tenant marketing.

This case study covers a recent shoot at a Victorian terraced house in St Pauls, Bristol. The property had been recently refurbished and was about to go on the rental market. The landlord wanted professional photography for two reasons: to create an inventory-quality visual record of the property's condition before tenants moved in, and to produce listing images that would attract quality tenants quickly.

This particular property is a mid-terrace Victorian house in St Pauls, one of Bristol's most vibrant and sought-after neighbourhoods. The house had been recently refurbished with a new kitchen, updated bathrooms, fresh decoration throughout, and a mix of original period features and contemporary finishes. The landlord had invested significantly in the renovation and wanted photography that reflected the quality of the work.

The property has a classic Bristol terrace layout: a front reception room with a bay window, a second reception room behind it, a kitchen extension at the rear, three bedrooms upstairs, and a courtyard garden. What makes it distinctive is the combination of period details, the original fireplaces, the ceiling roses, the sash windows, with modern touches like the green cabinetry in the dining room, the contemporary kitchen, and the bold yellow front door.

03Photographing Empty Rooms: The Approach

Photographing empty rooms requires a slightly different technique from furnished spaces. Without furniture to anchor the composition, the photographer has to work with architecture, light, and geometry to create images that feel balanced and appealing.

Natural light is everything. In an empty room, the quality of light becomes the dominant feature. I schedule empty property shoots for times when natural light is at its best, typically mid-morning or early afternoon for south-facing rooms. At this St Pauls property, the bay windows in the front rooms flooded the space with soft, even light that made the rooms feel warm and welcoming despite being unfurnished.

Angles matter more. With no furniture to guide the eye, the choice of shooting angle becomes critical. I look for compositions that show the room's proportions honestly while emphasising its best features. In the front reception room, shooting from the doorway towards the bay window captures the full depth of the room and the beautiful curved window alcove. In the bedrooms, positioning the camera to include the fireplace and the window in the same frame gives the viewer a sense of the room's character.

Details tell the story. Even in an empty property, there are details worth capturing. The marble fireplace surround, the original floorboards, the quality of the kitchen fittings, the brass door handles. These details communicate the standard of the property and justify the asking rent.

04Room by Room

The Reception Rooms

The front reception room is the property's strongest feature for listing purposes. The bay window creates a generous, light-filled space with views across the street. The original fireplace with its cast iron stove provides a focal point, and the built-in shelving either side of the chimney breast adds practical storage that tenants will appreciate. Even empty, this room photographs well because the architecture does the work.

The hallway shot shows the relationship between the front door, with its distinctive yellow paintwork, and the reception room beyond. This kind of transitional image is useful for listings because it helps potential tenants understand the layout and flow of the property.

The Kitchen

The kitchen had been completely refitted with white gloss units, grey composite worktops, a gas hob, and built-in oven. Natural light from the window, combined with the under-cabinet lighting, created a balanced, inviting image.

The Dining Room and Conservatory

The dining room features a striking wall of bespoke green and birch plywood cabinetry with pendant lighting overhead. This is the kind of design detail that makes a rental property stand out from the crowd. The French doors open through to a small conservatory and the garden beyond, creating a sense of depth and connection to the outdoors.

The Bedrooms

The bedrooms are clean, bright, and well-proportioned. The front bedroom has painted floorboards and a built-in wardrobe, with double sash windows overlooking the street. Without furniture, the room's proportions are clearly visible, which is actually an advantage for rental listings because tenants can see exactly how much space they'll have for their own furniture.

The second bedroom retains its original fireplace with a marble surround, flanked by two built-in wardrobes. This is a room with genuine character, the kind of detail that makes a rental property feel like a home rather than a generic flat. The rear exterior shows the property's blue-painted walls, the conservatory extension, and the courtyard garden.
