01Why Professional Photography is Critical for Off-Plan Sales

Selling a property that hasn't been built yet is a unique challenge. You're asking someone to make one of the biggest investments of their life based on a floor plan and a plot of land. This is where professional photography becomes your most powerful tool. It’s not just about taking a few snaps; it’s about telling a story. With the right images, you can transport a buyer into their future home, helping them to see, feel, and believe in the lifestyle you're creating.

From my experience shooting developments across Somerset and Bristol, I can tell you that high-quality images are non-negotiable. They bridge the gap between the architectural plans and the buyer's imagination. Bright, inviting shots of the location, the surrounding area, and even CGI-enhanced images of the proposed homes can make all the difference in securing those crucial early sales.

02Show Home Photography: Making a House a Home

Once your show home is ready, it's time for its close-up. This is your chance to really shine and show off the quality and craftsmanship of your build. My approach is always to capture the feeling of a home, not just the space. I focus on bright, natural-looking shots that are full of life and make people want to step right into the picture.

Here are a few tips for getting your show home ready for its photoshoot:

  • Let there be light: We want bright and airy, not dark and moody. Open up the blinds, turn on all the lights, and let that natural light flood in.
  • The devil is in the detail: A beautifully dressed show home is a photographer's dream. Think about the little touches that add personality and warmth – a throw blanket on the sofa, a vase of fresh flowers on the table, a book on the bedside table.
  • Think about the flow: I'll work with you to capture the layout and flow of the property, showing how the spaces connect and creating a sense of a journey through the home.

03Drone Shots: The Bigger Picture

Every one of my photography packages includes drone shots, and for new build developments, they are an absolute game-changer. A drone gives you a perspective that you just can't get from the ground. It allows you to showcase the entire site, the layout of the development, and its context within the local area. Imagine showing a potential buyer not just their new home, but also the beautiful park it backs onto, or how close it is to the local school in Bath or the vibrant heart of Bristol.

Drone photography is also fantastic for showing the scale of your project and the quality of the landscaping and infrastructure. It adds a level of professionalism and wow-factor that can really set your development apart from the competition.

04Documenting the Journey: Progress Photography

Don't underestimate the power of progress. Documenting the build process with regular photography is a brilliant way to keep your off-plan buyers engaged and excited. It builds trust and transparency, and it makes them feel like they are part of the journey. These progress shots are perfect for sharing on social media and in email updates, creating a buzz and a sense of anticipation around your development.

05CGI vs. Photography: A Match Made in Heaven

There's often a debate in the industry about whether to use CGI or real photography. My view? Why not use both? CGIs are incredibly powerful for showing the finished product before it exists, but they can sometimes lack the soul and authenticity of a real photograph. By combining the two, you get the best of both worlds.

We can use CGIs to furnish an empty room or to show the finished exterior of a property that's still under construction. Then, we can blend these with real photographs of the site, the views, and the local area to create a marketing package that is both aspirational and believable.

06Planning Your Shoot Schedule

A successful marketing campaign for a new build development requires a well-thought-out photography schedule. Here’s a rough guide to how I typically work with developers:

  1. 1.Phase 1: The Site (Pre-Construction): As soon as you have the site, I’ll come in with the drone to capture the location, the views, and the surrounding area. These shots are gold for your initial marketing push.
  2. 2.Phase 2: The Show Home: As soon as the show home is fully dressed and ready, we’ll schedule a full day’s shoot to capture every room and detail in its best light.
  3. 3.Phase 3: Progress Shots: We can arrange for monthly or bi-monthly visits to document the build progress, providing you with a steady stream of content for your marketing channels.
  4. 4.Phase 4: The Finished Development: Once the development is complete, I’ll return for a final shoot to capture the finished properties, the street scenes, and the communal areas.

By planning your photography in stages, you ensure that you always have fresh, high-quality content to market your development effectively from start to finish.
