There's something satisfying about photographing a property that's just been renovated. Everything is fresh, considered, and ready to be shown off. This Bristol renovation, a period home that had been thoughtfully updated with modern finishes while keeping its character intact, was exactly that kind of project. The owners had invested significantly in the renovation and needed photography that would do justice to the quality of the work, both for the estate agent listing and for their own records.
As a property photographer covering Bristol, I regularly shoot renovated properties for homeowners, developers, and estate agents. The challenge with renovation photography is capturing the "new" feel without making the space look sterile or unlived-in. You want buyers to see the quality of the finishes, the thought behind the design choices, and the warmth of the space all at once.
01The Property
The property is a period home in Bristol that had undergone a comprehensive renovation. The owners had made bold design choices throughout, a deep green kitchen with brass hardware, sliding barn doors separating the living spaces, carefully curated furniture and artwork, and a consistent design language running from room to room. It's the kind of renovation where every detail has been considered, from the light fittings down to the door handles.
The brief was straightforward: capture the property looking its absolute best for a Rightmove listing, showing the quality of the renovation and the lifestyle the home offers. The owners also wanted images they could use for their own portfolio, having done much of the design work themselves.
02The Approach: Showcasing Renovation Quality
Renovation photography requires a slightly different approach from standard property photography. You're not just showing rooms, you're showing craftsmanship, design decisions, and the transformation that's taken place. I focused on three things throughout the shoot:
Material quality and texture. The green kitchen cabinetry, the brass pendant lights, the wooden flooring, the marble surfaces, these all needed to be clearly visible and accurately represented. HDR photography captures texture and material quality in a way that flash simply cannot.
Design coherence. The owners had created a consistent design language throughout the property. Photographing it room by room needed to communicate that coherence, showing how the spaces flow together and how the colour palette works across the whole home.
Light and atmosphere. A freshly renovated property should feel warm and inviting, not clinical. I shot with natural light wherever possible, using HDR to balance the bright windows with the interior, creating images that feel lived-in and welcoming.
03The Kitchen

The kitchen is the centrepiece of this renovation. Sage green cabinetry with a built-in oven, herringbone wood flooring, and a decorative ladder shelf styled with plants create a space that feels both contemporary and characterful. I shot this wide to show the full layout and the relationship between the cooking area, the worktops, and the styling details.

A tighter composition shows the quality of the cabinetry, the integrated appliances, and the herringbone floor detail. These detail shots are important for renovation properties because they communicate the level of investment and the quality of materials used. Buyers scrolling through Rightmove can immediately see this isn't a budget renovation.
04The Living Spaces

The main living room combines period features — the bay window looking out onto the Victorian terrace opposite — with contemporary furniture: a green corduroy sofa, a mid-century armchair, and nested walnut coffee tables. I positioned the shot to show the full depth of the room and the way the natural light falls across the space.

An alternate angle of the living room shows the green velvet armchair, the vintage wooden sideboard beneath the bay window, and the industrial floor lamp. These lifestyle-oriented images help buyers imagine themselves in the space, which is ultimately what drives viewings.

The oak sliding barn doors are a standout feature of this renovation. They separate the living spaces while maintaining an open, flowing feel. I photographed through the doorway to show the dining nook on the left, the barn door hardware, and the sage green kitchen visible beyond — highlighting how the spaces connect.
05The Dining Area

The dining area features a round white table with wooden chairs, a starfish and pebble canvas on the wall, and the oak barn door leading through to the kitchen. The composition shows the relationship between the two spaces and the consistent design language — the same attention to detail in the furniture choices, the artwork, and the styling.
06The Hallway and Study

Hallway shots are often overlooked, but in a renovation property they serve an important purpose. They show the flow between rooms, the quality of the flooring throughout, and the overall sense of space. This shot captures the bench seating, the compact desk nook with wire chair, and the view through to the green sofa in the living room beyond — demonstrating how the ground floor works as a connected whole.

A wider view of the hallway shows the bench seating with wicker storage baskets, the desk nook with an anglepoise lamp, and the framed landscape and cactus prints on the wall. Photographing these functional details shows buyers that the renovation has been designed for real life, not just for show.
07The Bedrooms

The master bedroom continues the design language established downstairs — a wooden bed frame, neutral textured bedding, an abstract art print above the headboard, and a rattan reading chair by the bay window. I shot this to show the generous proportions of the room and the natural light flooding in, both key selling points for any bedroom.

The guest bedroom has its own distinct character while maintaining the overall design coherence of the property. The white metal bed frame, sage and mustard cushions, a herringbone throw, and three framed landscape art prints create a welcoming space that photographs beautifully.

Showing the relationship between the bedroom and en-suite is important for renovation properties where the bathroom has been designed as part of the bedroom suite. This split composition shows the master bed on the left and the en-suite with herringbone floor tiles, white sanitaryware, and a chrome heated towel rail on the right — communicating the quality of both spaces in a single frame.

Detail shots of the bedroom styling — the bedside lamp, the soft textures, the way natural light falls across the bed — help communicate the overall quality and attention to detail that runs through the entire renovation.
08Why Renovation Properties Need Professional Photography
A renovation represents a significant financial and emotional investment. The owners of this Bristol property had spent months making design decisions, choosing materials, and overseeing the work. Amateur photography, whether from a smartphone or an estate agent's point-and-shoot camera, simply cannot capture the quality of that investment.
Professional HDR photography shows:
- True colour accuracy. That deep green kitchen looks green, not grey or black. The brass hardware gleams. The wood flooring has warmth and grain.
- Material texture. Buyers can see the quality of the surfaces, the cabinetry, the tiles, and the fixtures. This matters enormously when you're marketing a property at a premium price point.
- Spatial relationships. How rooms connect, how light flows through the property, how the design works as a whole, not just as individual rooms.
- Atmosphere. The warmth and character that the owners have created comes through in every image, encouraging buyers to book a viewing.
09The Results
The property went live on Rightmove with the full set of professional images and generated strong interest from the first day. The estate agent reported that the quality of the photography was mentioned by multiple viewers as the reason they booked an appointment, with several commenting that the listing stood out from other properties in the same price bracket.
For renovation properties in particular, the photography needs to match the quality of the work. If you've invested in a high-end renovation, listing it with amateur photos is like wrapping a luxury gift in newspaper.
