Property Preparation Checklist

This is the checklist I send to every client before a shoot. Feel free to adapt it for your own use.

Kitchen

  • Clear all worktops, leave only 2-3 decorative items (kettle, chopping board, fruit bowl)
  • Hide washing-up liquid, sponges, and cleaning products
  • Close all cupboard doors and drawers
  • Remove magnets, notes, and children's artwork from the fridge
  • Clean the hob, oven door, and sink
  • Empty and hide the bin
  • Remove dish racks and drying mats

Living areas

  • Plump cushions and arrange them symmetrically
  • Fold throws neatly over sofa arms
  • Remove remote controls, magazines, and clutter from coffee tables
  • Hide cables and chargers
  • Open curtains and blinds fully
  • Remove pet beds and toys

Bedrooms

  • Make beds with fresh, crease-free bedding
  • Remove items from bedside tables (leave only a lamp and perhaps a book)
  • Close wardrobe doors
  • Remove clothes from chairs and floors
  • Hide laundry baskets

Bathrooms

  • Remove all personal toiletries from shower, bath, and sink areas
  • Hang fresh, matching towels
  • Close the toilet lid
  • Clean mirrors and glass
  • Remove bath mats (they rarely photograph well)
  • Hide the toilet brush and bin

Hallways and stairs

  • Remove shoes, coats, and bags from hallways
  • Clear the bottom of the stairs
  • Ensure all lights are working

Exterior

  • Mow the lawn and trim edges
  • Sweep the driveway and paths
  • Move wheelie bins out of sight
  • Park cars on the street
  • Remove children's toys from the garden
  • Close garage doors
  • Tidy garden furniture

General

  • Turn on all interior lights
  • Open all curtains and blinds
  • Remove pet bowls and litter trays
  • Hide vacuum cleaners and ironing boards
  • Close all internal doors (I'll open them as needed for shots)
