Photography Shoot
I photograph your property with the guidebook layout in mind, hero shots of each room, detail images of special features, and lifestyle angles that will look stunning in print. If you already have professional photos, I can use those too.
Content & Brief
You provide your house manual content, local recommendations, and any personal touches you'd like to include. I'll help structure everything and suggest what works best based on what guests actually want to know.
Design & Review
Working with an experienced graphic designer, your guidebook is laid out with your photography, content, and branding. You review the draft and request any changes, revisions are included until you're completely happy.
Print & Deliver
Once approved, the guidebook goes to print on premium paper stock with a professional finish. Delivered to your property ready to welcome your first guests. Digital PDF version included for your listing.

Welcome Guide Questions
Welcome guides start £199 for a Starter Guide (8–12 pages) up to £549 for a Premium Guide with professional photography included. The price depends on page count, content complexity, and print quantity. Get in touch with your requirements and I'll provide a detailed quote.
Professional photos make a significant difference to the finished guidebook, but they're not essential for every package. If you already have good quality images, I can work with those. The Premium package includes a full photography shoot specifically designed for the guidebook.
Typically 10–14 working days from receiving your content to printed guidebooks delivered to your property. This includes design, your review and revisions, and printing. Rush turnarounds are available if you need guides before a specific booking date.
Yes, I keep the design files so you can request updates whenever you need them. Seasonal updates, new restaurant recommendations, or changes to house instructions can be turned around quickly. Update packages start £49.
Every package includes a digital PDF version of your guidebook. This can be sent to guests before arrival, added to your Airbnb listing as a guidebook, or hosted on your direct booking website. Some hosts use both, printed in the property and digital sent before arrival.
I use premium paper stocks with a choice of silk or uncoated finishes. The Starter and Complete packages use 170gsm silk with a soft-touch laminated cover. The Premium package upgrades to 200gsm stock with luxury finishing options including spot UV and foil blocking.
Absolutely, and there are savings for multi-property orders. Once I've established a design template for your first property, subsequent guides are faster and more cost-effective to produce. Many hosts with portfolios of holiday lets order guides for all their properties.
At minimum: your house manual (Wi-Fi, heating, appliances, check-out), local recommendations (restaurants, pubs, shops), and things to do nearby. I'll provide a content template to make this easy. The more local knowledge you share, the better the guide, guests love personal recommendations from hosts who know the area.
