Taking a great photograph is only half the battle. The magic really happens in the editing suite, where a good image is transformed into a stunning one that grabs the attention of potential buyers. Over my 17 years as a property photographer here in Somerset, I've seen editing software evolve dramatically. Today, the choice can be overwhelming. I often get asked which software I use and which one is best, so I wanted to break down the main contenders: Adobe Lightroom Classic, Capture One Pro, and Luminar Neo. Post-processing is where property photography really comes together. Here's what I use to edit every shoot across Somerset and Bristol.
01My Go-To Choice: Adobe Lightroom Classic
Let's start with my personal workhorse: Adobe Lightroom Classic. For me, it’s the cornerstone of my workflow. When I’m photographing a beautiful period property in Bath or a modern apartment in Bristol, I’m often dealing with hundreds of images. Lightroom’s batch processing capabilities are second to none, allowing me to apply consistent edits across a whole gallery efficiently. This is a massive time-saver and ensures a cohesive look for the final set of images.
One of the main reasons I stick with Lightroom is its seamless HDR Merge function. I’m a huge advocate for using natural light wherever possible, and my High Dynamic Range (HDR) technique involves blending multiple exposures of the same scene. This allows me to capture the full range of light, from the bright view through a window to the subtle details in the shadows of a room, without resorting to artificial flash. Lightroom’s HDR merge is incredibly powerful and creates a natural, realistic final image that truly represents the feel of the space. It’s the industry standard for a reason – it’s robust, reliable, and just works.
02The Professional’s Alternative: Capture One Pro
While I’m a dedicated Lightroom user, I have a huge amount of respect for Capture One Pro. It’s a seriously powerful piece of software, and many professional photographers swear by it. Its biggest claim to fame is its incredible colour science. It’s renowned for rendering colours with exceptional accuracy and depth, which can be a real advantage when showcasing properties with unique or subtle colour palettes. If I were shooting high-end commercial or architectural work, I would definitely give Capture One a closer look.
Another area where Capture One excels is tethered shooting – connecting your camera directly to your computer so images appear on screen as you take them. This is a fantastic feature for immediate review and adjustment, although it’s more common in a studio environment than in the fast-paced world of property photography. The learning curve is a bit steeper than Lightroom’s, and the initial cost is higher, but for those who need the absolute pinnacle of image quality and colour control, it’s a top-tier choice.
03The AI-Powered Newcomer: Luminar Neo
Luminar Neo has made a big splash in the photo editing world with its innovative use of Artificial Intelligence. Its AI-powered tools, like the ability to replace a grey, overcast sky with a beautiful blue one in a single click, are undeniably impressive. For estate agents or photographers who need to turn photos around quickly and don't have a deep technical knowledge of editing, Luminar Neo can be a game-changer. It offers a lot of 'wow' factor with minimal effort.
However, as a professional who prides myself on creating authentic and natural images, I find the AI features can sometimes look a little too perfect and can create a slightly artificial feel if overused. While the technology is amazing, I prefer the manual control and precision that Lightroom offers. That said, for quick fixes and social media posts, Luminar’s AI tools are incredibly handy. It’s also available as a one-time purchase, which is a big plus for those who dislike the subscription model.
04Don't Forget the Free Options!
If you're just starting out or have a limited budget, there are some fantastic free and open-source alternatives out there. Darktable is a very powerful program that mimics many of Lightroom's features. It has a steep learning curve, but it's an incredibly capable piece of software. GIMP is another excellent free tool, though it's more of a direct Photoshop alternative, better for in-depth, single-image manipulation rather than batch processing a whole property shoot. These tools are a testament to the amazing open-source community and are more than capable of producing professional results if you're willing to put in the time to learn them.
05Which One is Right for You?
Ultimately, the best software is the one that fits your workflow and budget. For me, Lightroom Classic hits the sweet spot of power, efficiency, and quality, perfectly complementing my natural light and HDR approach. If you’re a professional demanding the absolute best in colour and tethering, Capture One is worth the investment. And if you’re looking for speed and eye-catching AI features, Luminar Neo is a fantastic and affordable option.
No matter which software you choose, the goal is always the same: to present a property in its best possible light. From a sprawling farmhouse in the Somerset countryside to a chic apartment in the heart of Weston-super-Mare, the right editing can make all the difference.
